Woodgate

Return to Case Studies

This joint venture between Abri and Thakeham will create places people want to call home. Located in Mid-Sussex, it provides over 600 homes for affordable rent, shared ownership, and market sale.

The development will also provide a home for local charity, St Catherine’s Hospice, and a new state-of- the-art school opening in September 2021 alongside a village shop, café, and community hub. The hub, which includes two multi-purpose meeting rooms, will formally open to the public in Spring 2022.

The new homes are surrounded by leafy woodland and acres of on-site green space, neighbouring Tilgate Forest. The homes also have access to smart bus services, direct London trains, and major road routes to deliver the work-life balance so sought-after for 21st Century living.

The development was funded via third party financing. Barclays, one of our core lenders, has provided a £16m non-recourse development facility to the joint venture entity on attractive terms.

Construction of the new Woodgate Community Hub is progressing well, which will deliver a good-sized village shop, large café with a mezzanine floor and Woodgate is where the best of the natural landscape combines with a strong architectural vision and beautiful landscape design to offer an outstanding quality of life. Master planners JTP Architects saw the design of Woodgate as an opportunity to create a vibrant, inclusive, new neighbourhood with a distinctive identity. Incorporating existing mature trees and attractive views into a network of generous landscaped spaces has created varied opportunities for recreation and play. This network of green spaces; the Village Green, the linear park, the circular walks, and areas of woodland, are at the heart of the design and offer a connection to nature that is easily accessible to all residents.
